This Trentan 12ft x 18ft (3.6 x 5.4m) timber Home Offices and Garden Studios are produced using high quality pressure treated redwood deal timber on a very substantial framework which is 70x45mm (2¾" x 1¾") as standard or with with option of an incredible 90x45m (3¾" x 1¾"). The roofs are made from the highly rated Onduline roofing on top of 8mm OSB boarding. This gives an unique 15 years guarantee to the roof giving you long term peace of mind. The superb floor is also pressure treated using Tanalith. You can expect a very long life for your heavy duty Garden Studio, with peace of mind, as there is a 15 year warranty on these buildings against rot.
With a range of standard sizes, from 8x8 up to 14x20 (larger sizes available) and the option to make changes to the standard you can be assured this 12x18 timber home offices will meet your long term needs. With the flexability in shape and design these garden studios and home office can meet your precise needs.

Size:
3.6m x 5.4m (12' x 18') - up to 14 x 20 as standard, but larger buildings can be made so please ask if you need any other size.
Insulation:
To make best use of these buildings as home offices or Garden Studios it is recommended that you line and insulate them, to keep them cool in summer and warmer in winter. There is some general information on this page. or we can, optionally, supply and fit insulation and lining.
Alterations:
Any size garden studio or garden office, including this 12x18 (3.6m x 5.4m), can be made with extra doors, windows or partitions. If not sure please contact us for your personal quote
Optional Extras:
Double doors, extra windows, georgian windows, extra height, ply lining followed by a bitumen paper lining, 3¾" x 1¾" framing, lining & insulation, guttering.
Sizes:
Unless specified as finished size then timber sizes quoted are before machining which reduces the size quoted by about 3mm. Overall sizes of studios and offices are nominal METRIC sizes which are slightly smaller than imperial.
Cladding:
16mm (12mm finished thickness) shiplap OR 19mm (16mm finished thickness) T&G. (Redwood deal not cheaper whitewood). No further treatment required. Coach screwed construction. OR Further option for 12mm Cedar, 20mm Redwood deal Loglap or 20mm Thermowood claddings.
Framing:
70 x 45mm (2¾" x 1¾") tanalised quality timber with diagonal corner braces. Thicker in corners. Option for 3¾" x 1¾" framing.
Apex Roofs:
Onduline roofing on top of 8mm OSB boarding for cosmetic reasons. (no chipboard, sterling board, OSB board or sheet materials used for structural purposes) 15 years guarantee.
Pent Roofs:
PENT model roofs are pressure treated 16mm (12mm finish thickness) T&G timber boards covered with heavy duty mineral felt - NOT Onduline. (no chipboard, sterling board, OSB board or sheet materials)
Style:
Several different standard styles to suit, including pent (mono-pitch). Bespoke Specials to suit if you need something different.
Floors:
16mm (12mm finished thickness) pressure treated T&G boards on 47 x 47mm tanalised floor joists. Option for Heavy Duty Flooring
Doors:
Tanalised Georgian double doors 1.78m x 1.12m (5' 10" x 3' 8") wide. Joinery made fitted with mortice lock and antique black fittings
Windows:
Georgian joinery made with opening windows included as standard. Number varies with size of home office. Option for extra.
Height:
Eaves height 1.9m (6' 3") eaves on all buildings. Ridge height on 2.4m (8ft) offices is 2.41m (7' 11"), on 3m (10ft) will be 2.52m (8' 3"), on 3.6m (12ft) will be 2.57m (8' 5") and on 4.2m (14ft) offices will be 2.69m (8' 10"). Option for extra height.
Treatment:
This 12x18 (3.6 x 5.4m) Garden Studio and Home Office is pressure treated using the renowned Tanalith treatment which give the buildings a 15 year life, before re-treating. Cedar is treated with top quality preservative, instead.
Erection:
FREE Erection - Assembly onto your solid and level concrete or paving slab base. £1 per square feet discount for delivery only.
Delivery:
Cost for delivery varies according to your location.

Apex Model TAJ Doors on narrow Apex end and windows on right hand side as you go in doors.

Transverse Apex On this model the gable is across the wider size. i.e if the summerhouse is 14x16 then the 16ft would be the gable front. The doors would be on this side.
