Mayfair Garages make it easy to own the garage you need

The Mayfair Garage back-up service is geared to offering you help at every step of the way. Yet it is flexible enough to allow you to undertake the base laying and/or erection work yourself if you prefer. See for yourself how we can help you.

Foundations

Mayfair Garages are designed for construction on a level concrete base measuring 4" (100mm) longer and 2" (50mm) wider than the external dimensions of the garage. The depth of the slab should comply with local authority requirements. Please ask for guidance if needed.

Walls

7' 0" (2.133m) high precast concrete panels finished in natural stone aggregate and reinforced with steel manufactured to British Standard 449. Panels interlock are are bolted together with rust resistant fixings. All external joints are sealed with mastic and finished with aggregate and all external bolt heads are concealed.

All Mayfair Garage panels are non-combustible and meet the half-hour structural integrity and flame penetration requirements of British Standard 476. 'Marleybrick' is a hand applied natural stone finish. Avaibale in four aggregate or seven textured finishes.

Roofs

All roofs have an AA fire rating and all structural steel designs meet British Standard 449.

Flat Roof Garages
6" corrugated fibre cement sheeting supported by galvanised cold-rolled steel rafters and fixed with BZP rust resistant hook bolts. The roof is finished with maintenance-free vinyl coated galavanised steel fascias and uses galvanised steel flashings.

Pitched Roof Garages
Steel rafters, formed from welded rectangular hollows section steel (RHS) to British Standard 6363, support structural grade presevative timber purlins which carry 6" corrugated fibre cement roof sheeting to relevant British Standard.

Tiled Roof Garages
Dependent on model either: structural grade, preservative treated timber roof trusses carrying felt, battens and a comprehensive range of Marley plain or interlocking roof tiles; or, steel rafters , formed from RHS steel to British Standard 6363, support structural grade preservative treated timber purlins which carry complementary rafters, felt, battens and a comprehensive range of Marley plain or interlocking roof tiles.
Marley concrete tiles carry a 50 year guarantee and are available in a choice of types, profiles and colours.

Marley maintenance-free Dry Verge and Dry Ridge systems are available on most Windsor and Heritage models.

Gables and trusses are manufactured from preservative-treated structural grade softwood and clad in pre-treated softwood shiplap boarding to accept a paint or stain to match your property.

Doors

Up and over doors
A choice from the range of high quality tongue and grooved Western Red Cedarwood (untreated), horizontal or vertical profile or ready primed galvanised steel in either horizontal, vertical or Regency profile.

Standard (S) doors are 7' 6" x 6' 6", Extra Wide Standard (E) doors are 8' 10" x 6' 6" and Wide (W) doors are 10' 2" x 6' 6" with double (D) doors at 14' 0" wide x 6' 6" high. Clear height is 5" narrower and 3" lower than stated sizes.

Option to fit a 'S' type up and over door in the rear wall creating a drive through garage on the 'Windsor', 'Regent' and 'Classic 1600D' models. Twin Garages in the 'Heritage' and 'Classic' range can be fitted with a single up and over door with the other door replaced with panels to provide a workshop. All doors are framed and braced with galvanised steel for greater strength.

It is recommended that Cedar doors are treated with a proprietary brand of dressing following installation, and that galvanised doors, whilst primed and rust resistant are best painted for the ideal finish.

Up and over doors use track and coil spring operating gear (featuring nylon rollers in galvanised steel tracks_ and most models the doors is housed completely within the garage when open. All up and over doors are supplied complete with locking handle, two keys, and internal operating handle.

A galvanised horizontal or vertical profile door is supplied as standard.

Personal Doors
All doors are left hand hung and open out. There are two main types:
1)Western Red Cedarwood - part glazed door, framed, ledged and braced and clad with shiplap boarding. Supplied complete with glass, lock, two keys and handle and measuring 2' 8" (813mm) wide, 6' 6" (1981mm) , high overall the frame.
2)Galvanised steel doors - horizontally swaged, complete with frame, lock and two keys, handle and supplied ready-primed and available in three widths, 2' 8" (813mm), 4' 0" (1219mm) and 5' 4" (1626mm), 6' 6" (1981mm) high, overall the frame.

Framed openings
Ready primed Galvanised steel frames give two width openings, 2' 8" (613mm) and 4' 0" (1219mm), 6' 6" (1981mm) high, overall the frame.

Windows

Aluminium - framed to British Standard 1474 with a white polyester paint finish, incorporating a full width opening fanlight as standard. Gasket glazed prior to delivery. 2' 8" (813mm) x 2' 9½" (851mm) overall.

Finishes

Panels have a choice of four aggregate or you can have a plain finish so you can apply a masonry paint finish or textured finish.

Local Authority Approval

BUILDING REGULATIONS: As from 11th November 1985 you do not need Building Regulations approval to erect a garage of less than 30m2 (322 square feet) floor area. For example, a garage 16’ 7" wide x 20’ 8” long externally has a floor area of 29.75m2 and would not therefore, need approval.

PLANNING PERMISSION: if the proposed garage is not going to project in front of the existing property, planning permission is not normally required, providing the garage is within certain size limits which in turn are governed by the size and other aspects of the existing building. We can give detailed guidance, but suggest that you talk to your local planning officer if in doubt.

Delivery

We deliver your garage direct from our factory to your site using our own transport. Prices are based on the assumption that our vehicles can get within distance of your new garage site.

Roofsheets

Leofric roofing sheets are in fibre cement which is maintenance-free and non-combustible — yet does not contain asbestos. It is similar in strength to asbestos, and gives you all the same advantages — but without the health hazard. This means it is perfectly safe for you to handle without taking special precautions. As an alternative to the standard roofing material, attractive colour coated galvanised roofing sheets are available at extra cost.

Leofric Garages accept full responsibilty for any goods made by them and promise to repair or replace any part defective due to faulty materials or workmanship on the part of the company. This is in addition to your normal statutory rights as a consumer.

Strength of Banspar Buildings

This garage survived the impact of a runaway 7.5 ton lorry. It survived due to the strength of our unique interlocking Banspar panel construction which contained and limited the damage. The interlocking system prevented catastrophic collapse of the entire block which could have occurred with any other system.

Choice of Banspar Finishes

Sparlite aggregate finish for concrete panels     Brownstone aggregate finish for concrete panels
Sparlite: A multi-coloured, angular calcined flint also known as Canterbury Spar. Provides a tough finish merging well with landscape and many architectural styles.     Brownstone: A dusky red crushed quartzite from Scotland, giving a wall finish blending well with red-brown brick environments.
Whitespar aggregate finish for concrete panels     Buff Quartz aggregate finish for concrete panels
Whitespar: Natural white Gabbrolit aggregate from Norway. Has a low porosity and is highly resistant to pollution. A practical choice where a reflective white finish is required. A small proportion of black granules adds interest to the texture and appearance of this finish.     Buff Quartz: A warm toned beige colour of crushed quartzite from Scotland giving a finish that blends particularly well with warm coloured natural stone.

Base required

All our buildings require a concrete base on which to stand. You can get our standard base drawing here. The base on which the garage is to stand must be 6 inches (152mm) wider and longer than the external dimensions of the building itself. It must also be flat, level and square and this can be achieved by using shuttering and - as the concrete is poured in - by using a level board across the width of the base to tamp flush as you go.
