The 'York' chalet is a delightful, luxury building where you can enjoy your garden with your family on those warm summer days. Included as standard and part of these buildings is the 4ft enclosed veranda area which creates a great space for relaxing with family and friends. The 6 pane double Georgian doors with black antique hinges and handle open outwards allowing great access to this building. Also included are a Georgian opening window on both sides which allows fresh air to flow through. Choice of different sizes to suit your garden.
These 'York' Summer Rooms being clad in durable redwood deal T&G SHIPLAP and not the cheap and less durable cheap whitewood normally found on other internet sites adds to the life span of the building. Strong internal vertical framework is 50mm x 38mm (nominal) and this ensures that the building will stand up to the worse of our weather. Proper solid T&G timber boards are used on the roof and floor and NOT the unsuitable cheap chipboard, OSB or 'sheet' materials used on the 'low value budget' summerhouses available elsewhere. The safety of your family is enhanced with toughened glass being used as standard rather than the potentially dangerous horticultural glass used on cheap summer chalets.
The Sapphire 'York' Summer Room will be installed for you without charge and will give you the confidence that it has been assembled correctly. This is vital for the long life of these buildings. Our summer buildings display site, which is conveniently located not far from Guildford in Surrey, is open for viewing. There are normally at least 2 or 3 examples of the Sapphire summer buildings on display. We believe you should be able to view the quality of our buildings. Do not just rely on a brochure or computer screen, UNLIKE most of our competitors who DON'T give you the opportunity to view at all.

|Sizes:||This 'York' Summerhouses in available in four sizes six sizes - from 10x10 right up to 16x10 in Apex (Gable or 'V Shaped) styles. Size is overall size including balcony.|
|Cladding:||This summer house is available in claddings - 16mm (12mm finished thickness) T&G Shiplap OR 22mm (18mm finished thickness) T&G Loglap. (Redwood deal not cheap inferior whitewood). Primer Coat Treated externally. Coach screwed construction.|
Upgrade to the Pressure Treated Option at 25% extra and the summer building cladding will be protected against rot for up to 15 years FREE of charge.
|Framing:||50 x 50mm (44 x 44mm nominal) solid vertical framing on these 'York' apex summerhouses as standard. Effectively thicker in corners when the summerhouse is erected.|
|Roofs:||16mm (12mm finished thickness) T&G timber (no chipboard, sterling board, OSB board or any sheet materials - as these are unsuitable for outdoor use) and covered with mineral roofing felt. 4ft Veranda included in overall size of building.|
|Floors:||This summer house floor has 16mm (12mm finished thickness) T&G boards set on 47 x 25mm (2x1 nominal) treated joists for long life. (no chipboard, sterling board or OSB board - as these are unsuitable for outdoor use). Option for floor bearers, if required.|
|Doors:||Well made double Georgian summer house doors hung on black 'ornate' hinges. This summerhouse is complete with black ornate handle with three lever lock. Toughened glass is standard in the doors for safety, no cheap glass used here, unlike some summerhouse manufacturers. Size approx 1790 x 1510cm wide (70½" x 59"). Beware of doors with NO framing.|
|Windows:||Georgian front windows are 1010 x 475mm (39½" x 18½"). One either side of the doors. The side Georgian windows will be 1148 x 685mm (45" x 27") and will open as standard. Solid and safe toughened glass at no extra charge. (Not cheap scratchable plastic or perspex).|
|Eaves Height:||1891cm (74½") extra high walls on all apex summerhouses.|
|Ridge Height:||2560mm (100½") on 10ft summerhouses and 2645mm (104") on 12ft wide summerhouses. Extra height available at 10% for each extra 90mm (3½")|
|Treatment:||All 'York' apex summerhouses are treated externally with a primer coat timber treatment. This makes it ready to take your timber treatment after delivery. **Optional Tanalised treatment or paint finish (paint finish extends lead time)|
|Tanalised Treatment:||Optional tanalised pressure treatment for extra long life. Includes all framing, walls, floor and roof. NOT just the walls which some garden sheds companies offer.|
If you choose the tanalised pressure treated option then the thickness of the summer house walls will be increased to 19mm (15mm finished size) instead of 16mm (12mm finished size) FREE of charge. and this will protect against rot for up to 15 years.
|Nails:||These are all rust resistant to ensure long lasting good appearance to your summerhouse. NO staples are used as these are not suitable for a quality building.|
|Erection:||All our 'York' apex wooden summerhouses are installed FREE of charge, provided you provide a solid level concrete or paving slab base or timber decked area, or possibly could be built on your timber bearers. Optionally, we have an option for building a timber subframe for you. These summer houses are assembled using coach screws for ease of taking it down again if you decide to move. You need to allow, ideally 150mm (6") all around for the roof overhang.|

How To and How Often to Treat Your Shed or Garden Building.
You may feel you want to put it off but your garden shed does need treating from time to time to give it a long life. If you follow our advice you won’t need to do this more than every 2 or 3 years. This will ensure your garden shed and out buildings can be protected against everything the weather can throw at it.
Treating a garden shed can be a messy affair, certainly if I am doing it, so the advice is to wear old clothes which can be thrown away if too badly stained. Always bear in mind that many treatments can irrigate the skin due to the chemicals in them which help to preserve the wood. But always take your time and try not to splash the treatment.
