We are a family business with years of experience helping customers find timber buildings that suit their garden, storage needs and budget. The result is a more informed choice and a smoother experience from selection through to installation.

If you are looking for a 12×3 shed, the building shown on this page is our Shoreham Narrow Shed. It’s designed specifically for long, restricted spaces such as the side of a house, where a conventional garden shed would be too wide.
A 12ft x 3ft shed gives you useful storage length without taking up much width, making it ideal for garden tools, folding furniture, bicycles, ladders and other long or narrow items. The Shoreham is 3ft wide and is designed to fit into a gap of around 3ft 4in, allowing space for the roof and installation.
The Shoreham is a proper timber garden shed rather than a lightweight storage box. It is made using redwood deal T&G shiplap cladding on 2×2 nominal vertical framing, with a solid T&G timber roof and floor. The roof is finished with heavy mineral felt and the floor is supported on pressure-treated joists.
The shed is supplied without windows as standard, which can be useful where security and privacy are important, although windows can be added as an option. The door can also be positioned at either end if specified when ordering, helping the building work properly within a narrow side passage.
A 3×12 shed is particularly useful where you have a long strip of otherwise wasted space alongside your home. Instead of giving up a wider section of the garden, you can use that narrow area for storage while keeping the main garden open.
The long shape also encourages organised storage. Shelving can run along one side, while ladders, tools and bicycles can be stored lengthways. Before ordering, I would measure the full route into the garden as well as the final position, because narrow access can be just as important as the available space where the shed will stand.
The Shoreham comes with free fitting within the applicable Diamond delivery area, provided you have a suitable solid and level base ready. Concrete, paving slabs or a suitable timber deck can all work, depending on the site. The building also needs enough working space around it for the fitters to erect it correctly.
I would always get the base right before the shed arrives. Even a well-made 12×3 shed will only perform as well as the foundation it sits on, so a flat, stable base is important for the doors, roof, and long-term durability of the building.
I’m Robin Antill, founder of 1st Choice Leisure Buildings, and I have been involved with sheds and garden buildings since 1979. I left school at 15 and started in business in 1979 trading as Marina Sheds. Working directly with sheds and customers in those early years taught me a great deal about what makes a garden building practical and what customers really need from it.
I sold Marina Sheds in 1990, although unfortunately I did not receive all the money which was due to me from the sale. I remained in the garden building industry and in 1992 we expanded our range to include summerhouses, garages, garden rooms and log cabins. As the business was no longer simply about sheds, this change of direction led to the name Titan Garden Buildings.
My son Craig joined me in 1992 after studying carpentry at Guildford College from 1990. His carpentry training brought additional practical timber knowledge into the business and started the father-and-son involvement which continues today.
We sold Titan Garden Buildings in 1998 and in 2000 decided to retail quality garden buildings from selected manufacturers rather than being tied to one source. That decision led to the formation of 1st Choice Leisure Buildings. Craig now runs the day-to-day business, and I remain involved to support him and the team as required.
Narrow sheds are a good example of why dimensions alone do not tell the whole story. With a building only 3ft wide, door position, roof overhang, internal height and access all become especially important. After more than four decades around sheds, I recommend looking carefully at these practical details before ordering, rather than simply choosing the longest shed that fits on paper.
The Shoreham has been designed specifically for narrow spaces, with sizes from 4×3 up to 12×3 and bespoke possibilities where required. You can read more about our background on the About 1st Choice Leisure Buildings page, or compare other compact designs in our lean-to and narrow shed range.
If you have a long, narrow space beside your home, a 12ft x 3ft shed can make very efficient use of an area which might otherwise be wasted. The Shoreham combines that narrow footprint with proper timber construction, solid floors and roofs, flexible door positioning and free fitting within the applicable delivery area.
Check the exact dimensions and access requirements before ordering, particularly the width of the available gap. If you are unsure whether a 3×12 shed will work in your space, please ask us. Craig, I, and the team would rather help you establish what will fit before you order than leave you with a building which is difficult to install or use.
