Why Choose a 12×8 Summerhouse?

A 12×8 summerhouse has a nominal footprint of around 96 square feet, or approximately 8.9 square metres. In my experience, this is one of the most useful medium-to-large summerhouse sizes because 12 feet gives you generous width. At the same time, the 8-foot depth provides enough room for substantial furniture without automatically taking over the garden. It can work equally well as somewhere to relax, entertain, pursue a hobby or create a garden office.

I recommend marking out the full 12ft by 8ft footprint before ordering. Walk around it, put some garden chairs inside the marked area and consider where the doors and windows will face. Remember that 12×8 is a nominal size, so always use the individual product dimensions when preparing your base or checking whether the building will fit.

What Can You Use a 12ft x 8ft Summer House For?

A 12ft x 8ft summer house gives you enough floor space to create clearly defined areas within one room. You might have comfortable seating at one end with a desk, hobby table or storage at the other, or use the whole building as a studio, entertaining room, craft room or garden office.

The eight-foot depth is particularly useful because it gives you greater freedom with sofas, desks and tables than narrower six- or seven-foot-deep buildings. If you already know what furniture you want inside, measure it before choosing the exact door and window positions.

Is an 8 x 12 Summerhouse the Same Size?

An 8 x 12 summerhouse will usually describe the same nominal 96-square-foot footprint as a 12 x 8 summerhouse, with the measurements stated in the opposite order. However, manufacturers don’t always list frontage and depth in the same order. Always check the product drawing and exact dimensions, so you know which side of your chosen building is twelve feet and which is eight feet.

Diamond, Platinum or Royal 12×8 Summerhouse?

One advantage of this size is the amount of choice available. The 12×8 summerhouses on this page include Diamond timber summerhouses, higher-specification Platinum buildings and fully insulated Royal garden rooms. They share a broadly similar nominal footprint, but they are designed for different levels of use and should not be compared on price alone.

I would consider Diamond first if you want an attractive, well-made timber summerhouse for relaxing, hobbies and conventional garden leisure use. Platinum becomes particularly interesting when you want a higher specification, more substantial construction or insulation. Royal is aimed at customers wanting something much closer to a fully insulated extra room in the garden.

Which Diamond 12 x 8 Summer Houses Can I Choose?

The Diamond choices currently available in this size include the Ashington, Bolney Georgian, Keymer Contemporary and Washington Classic. They provide a useful mixture of traditional and contemporary appearances, and bespoke options are available on these models if the standard arrangement does not suit your garden.

For conventional leisure use, these buildings deserve serious consideration before automatically paying for insulation or a garden-room specification. If your main aim is somewhere attractive to sit, entertain friends, read or enjoy hobbies during the more pleasant parts of the year, a good quality traditional timber summerhouse may provide everything you genuinely need.

Which Platinum 12×8 Summerhouses Are Available?

The Platinum range gives you considerably more choice in this size, including apex, pent and transverse designs. Current models include the Fleet Apex, Odiham Pent, Kingclere Apex, Highclere Apex, Twyford Pent, Winchester Apex, Winchester Pent and Winchester Transverse.

The Fleet Apex and Odiham Pent are fully insulated, while several other Platinum buildings can be ordered with full insulation. That makes the Platinum range particularly worth comparing if you are considering a garden office, studio, or hobby room you expect to use for longer periods in cooler weather.

What About a Fully Insulated Royal 12ft by 8ft Summer House?

If you want something substantially more room-like, the current 12ft by 8ft selection also includes the fully insulated Royal Bletchley, Buckingham, Denham and Marlow garden rooms. These should be considered differently from a conventional seasonal summerhouse because their construction and intended use differ.

I would compare the Royal models with the fully insulated Platinum choices when regular year-round use is the priority. There is little benefit in buying more building than you need, but equally I would not recommend trying to turn a relatively straightforward seasonal summerhouse into something it was never designed to be.

Should You Insulate a 12×8 Summerhouse?

Whether insulation represents good value depends mainly on how and when you intend to use your summerhouse. For relaxing on pleasant spring and summer days, conventional timber construction may be all you require. If you intend to spend several hours inside during colder weather as an office, studio or hobby room, insulation becomes considerably more important.

Insulation does not create heat; it helps slow heat transfer. Heating, glazing, ventilation and the construction of the floor and roof also affect comfort. Can a 12ft x 8ft Summer House Be a Garden Office?

Yes. 12ft x 8ft is a particularly practical footprint for a garden office because 96 square feet gives you enough space for a proper desk and office chair while still leaving room for shelving, storage, or occasional seating. Depending on the layout, you may also fit two workstations.

If you will work in the building regularly throughout the year, look beyond floor area. Insulation, glazing, heating, ventilation, electricity, lighting and internet connectivity can matter just as much as the dimensions. A conventional summerhouse used for occasional laptop work has very different requirements from a dedicated five-day-a-week garden office.

Why I Look Beyond the Photograph

Photographs are useful for choosing a style. Still, after working with garden buildings since 1979, I know that two attractive 12×8 summerhouses can be very different when you examine how they are constructed. I look at the timber, cladding, framing, floor, roof, doors, glazing and joinery before being distracted by decorative extras.

A single specification figure does not tell the whole story either. Thick-looking cladding needs suitable framing behind it, substantial doors depend on good joinery, and a solid floor needs proper support. I encourage customers to compare the complete construction rather than deciding that one headline measurement automatically makes one building better than another.

Timber, Framing, Floors and Toughened Glass

The applicable summerhouses in our main ranges use quality redwood timber, substantial framing, solid timber floors and toughened glazing. These basic materials are important because they form part of the structure you will use every time you enter the building.

I am particularly interested in the less glamorous parts of a summerhouse because they can tell you a great deal about what you are buying. Look at the floor, open the doors, examine the windows and framing and compare how the roof is constructed. Those details matter long after the excitement of choosing the colour and decorative style has passed.

Apex, Pent or Transverse 12×8 Summerhouse?

A 12×8 summerhouse is available in several roof and layout styles. An apex roof gives the familiar traditional garden-building appearance, while a pent roof can provide a cleaner contemporary profile. Transverse designs offer another arrangement where the relationship between the frontage, ridge and entrance may suit your garden better.

There is no universally correct roof style. Consider the appearance of your home, surrounding fences and planting, but also think practically about where the building will sit, which direction you want to face when inside and whether the layout gives you the wall space needed for your furniture.

Can a 12 x 8 Summerhouse Be Made Bespoke?

Yes. Bespoke alterations are available on selected models, particularly within our Diamond range. Depending on the building, possibilities may include changing dimensions, adjusting the position or number of doors and windows and altering the layout better to suit your garden.

Before requesting changes, decide roughly where your furniture will go. Moving a window or door can sometimes make a much greater difference to usability than adding another accessory. With 12ft of width available, retaining the right uninterrupted sections of wall can be especially valuable for sofas, desks, shelving or hobby equipment.

Can You Combine a 12×8 Summerhouse With Storage?

Selected buildings can incorporate a separate storage area, giving you leisure space and practical garden storage within one overall structure. This can be a sensible option if you want somewhere attractive to relax or work but still need room for tools, garden furniture, bicycles or hobby equipment.

Your 12ft by 8ft Summer House Needs the Right Base

One piece of advice I have given throughout my career is that a quality garden building needs a quality base. A 12ft by 8ft summer house should stand on a firm, flat and level foundation designed for the exact building being installed. An unsuitable or uneven base can prevent the structure from sitting as intended and may affect doors and windows.

Never prepare the foundation simply from the nominal description “12×8”. First, obtain the exact manufacturer’s base dimensions for your chosen model. Professional fitting or assembly is included with the applicable summerhouses displayed on this page, subject to the individual model, delivery area, suitable access and the required prepared base. This is an important benefit because assembling a substantial timber summerhouse correctly is a significant part of the job.

See a 12×8 Summerhouse Before You Decide

When I started Marina Sheds in 1979, there was no internet, so customers naturally inspected buildings before buying. The internet has made research much easier, but seeing representative summerhouses in person is one of the best ways to understand what you are paying for.

My Garden Building Experience Goes Back to 1979

I’m Robin Antill, founder of 1st Choice Leisure Buildings. I left school at 15 and started my first garden building business in 1979, trading as Marina Sheds. I became involved hands-on with making, selling and supplying timber buildings, and that experience still influences the way I judge garden buildings today.

I sold Marina Sheds in 1990, although unfortunately I did not receive all the money that was due to me from the sale. It was a difficult business lesson, but it didn’t end my involvement in the garden building industry.

From Marina Sheds to Titan Garden Buildings

By 1992 we had broadened our range beyond sheds to include summerhouses, garages, garden rooms and log cabins. That change of direction led to a new name, Titan Garden Buildings. My son Craig joined me in 1992 after studying carpentry at Guildford College from 1990, adding his own practical understanding of timber and woodworking to the business.

Craig’s carpentry training combined well with the experience I had gained from manufacturing, retailing and dealing directly with customers. It reinforced our belief that you need to understand how a garden building is constructed rather than judging it solely by its appearance.

Why We Formed 1st Choice Leisure Buildings

We sold Titan Garden Buildings in 1998. In 2000, Craig and I decided to take a different approach. Rather than manufacture everything ourselves and therefore be restricted to our own products, we wanted to retail quality buildings from selected manufacturers and give customers a genuine choice of different specifications. That was when we formed 1st Choice Leisure Buildings.

That independent approach remains important to me. Someone wanting an attractive 12×8 summerhouse for summer relaxation should not necessarily be sold the same specification as somebody wanting a fully insulated garden office. Being able to offer Diamond, Platinum and Royal choices means we can start with what the customer needs rather than trying to make one building suit everybody.

What More Than 45 Years Has Taught Me About Summerhouses

The first lesson is that size alone does not define a building. Two 12ft x 8ft summer houses can occupy approximately the same area in your garden while having very different timber, framing, floors, roofs, doors, windows, insulation and overall specifications.

The second lesson is to buy for the use you genuinely have in mind. Don’t pay for features you will never use, but don’t buy a relatively straightforward seasonal summerhouse and expect it to perform like a purpose-designed insulated garden room. The right specification matters more than simply buying the cheapest or most expensive option.
