We are sorry to hear that there has been an issue with your building. We work with a small number of hand-picked manufacturers who pride themselves on the quality of their product and services. They strive to get things right every time however things do occasionally go wrong therefore they each offer a manufacturers warranty. In order to expedite any remedial works we ask you to complete the following form and upload some photos of the area of concern and we will get this information directly to the relevant person at the manufacturer. If your building is under warranty (you will be guided on warranty timeframes as you complete the form) then they will endeavour to resolve any issues as soon as possible however your patience is appreciated. The individual building manufacturer will know their building design intimately and they are best placed to advise on areas of concern therefore please appreciate that 1st Choice Leisure Buildings are unable to advise on these matters.

What warranty is there on my building?

A&J Sectional Buildings offer a 12 month manufacturers warranty - valid from the day of building installation - subject to certain limitations (please read through the bullet points below).

What is specifically excluded from the manufacturers warranty?

If a fault develops due to an issue with your base or lack of general maintenance then this will not be covered under warranty.
Storm damage or other similar factors will not be covered under warranty and you would be encouraged to ensure that there is suitable cover for your building under your household insurance policy.
All buildings are designed and constructed to last however, as with any timber product, the appearance will change over time. Any cosmetic aspects - warping, cupping, shakes or surface splitting (all natural characteristics of timber) are excluded from the warranty.
Any paint or stain which has been applied in the factory may see some unpainted parts becoming visible as the timber dries and some areas will degrade in appearance over time. A small touch-up can will be provided for you to cover these should this occur.

What maintenance is the responsibility of the customer?

Buildings with standard wood preserver: It is a condition of the warranty that you must re-treat your building within 3 months of installation. The product used would have been Barrettine Wood Preserver in Golden Brown (this can be purchased online however 1st Choice usually carry 5 litre cans of Bird Brand which is an excellent substitute - please call or email us directly to check availability.)
Painted finish: If you upgraded to the paint finish then the wood preserver will have been replaced by two coats of Sadolin Superdec in your choice of colour. Please note that the exact colour may look different to photos or the colour chart due to differing substrate and light. It is not uncommon for the building to require some 'touching up' as the timber settles and moves therefore you will have been supplied with a can of paint on the day of installation to enable you to do this. If you wish to source more paint then search online for Sadolin Superdec and order using the colour code/name on the touch up can. Be aware when sourcing extra paint that the colours may vary slightly from batch to batch and please understand that this is outside of the control of 1st Choice and A&J.
Periodic maintenance: All hinges and handles should be regularly oiled to ensure smooth operation whilst we recommend graphite powder lubricant be used within all locks to ensure smooth operation. Keep the building clean, ensure that gutters and downpipes are cleared of leaves and clear away all leaves and other debris which may cause a build-up of damp around the bottom of the building. Check that all screws are tightened on door/window hinges (do not use a cordless drill or impact driver as this can break the screws) and ensure that the fixings on the exterior of the roof covering are firmly secured (knock down with a hammer if necessary).

What minor faults can I rectify myself?

Leaking roof: It is possible after a heavy storm that the felt tacks could potentially lift slightly. Storm damage is excluded from the warranty however the fix may be as simple as knocking these tacks firmly back in with a hammer. If climbing on to the roof please exercise caution; it is good practice for a second person to hold the ladder whilst you climb and for them then to add support to the roof internally by holding a block of wood (or a brick or a second hammer) directly beneath the individual tack that you are securing in order to maximise the effectiveness of your efforts.
Sticking doors: After a period of persistent wet weather it is possible that the doors can swell (particularly if the wood preserver has not been topped up in accordance with the warranty requirements). You can often edge the door across by unscrewing the butt of the hinge and moving it across a little in order to free up a little clearance. By doing this, rather than planing the door, you can always reverse the adjustment when the warm weather returns and moisture content of the door drops.
Glass stains: Whilst manufacture and assembly of your building is carried out with care it is possible that there may occasionally be a little residue of the preservative on the glass. You can remove this by using an acetone and microfibre cloth (be sure to wear gloves and ensure that the solution does not run on to the timber). If you do not have this available then it is possible to achieve similar results using wire wool (or a Brillo pad) and WD-40; it will just take a little longer!

On pressure treated buildings you may see some green or yellow colour showing through the stain/paint over time - this is colour from the pressure treatment process and cannot be controlled.

What maintenance is the responsibility of the customer?

Pressure treated buildings with no factory stain protector: It is a condition of the warranty that you must apply a suitable water repellent wood protector within 3 months of installation. We cannot advise on different options however we would use Valtti Plus Kesto if applying a factory protector and this would be available online if you chose to apply this. We accept no liability for water ingress, staining, etc. due to non or poor application of this essential protective layer.
Pressure treated buildings with factory applied protective stain: If you upgraded to the stain finish then your building will have received two coats of protector (usually Vallti Plus Kesto) in your choice of colour prior to delivery. Please note that the exact colour may look different to photos or the colour chart due to differing substrate and light and that the stain used will be semi-translucent therefore natural features of the wood - texture, grain, knots, etc - will show through along with some of the colour from the pressure treatment (this may result in yellowing of the colour over time). It is not uncommon for the building to require some 'touching up' as the timber settles and moves therefore you will have been supplied with a can of stain on the day of installation to enable you to do this. If you wish to source more paint then search online for the product used and order using the colour code/name on the touch up can. Be aware when sourcing extra paint that the colours may vary slightly from batch to batch and please understand that this is outside of the control of 1st Choice and Phoenix.
