One of our Platinum supplier's recently installed Kingsclere 14 foot x 8 foot summer house. The customer upgraded to have the building fully insulated with double glazed PVCu windows and door frames with the building painted in Thorndown Agate Grey with Agate Grey PVCu windows and doors also. The customer also included black felt tiles for their roof and laminate floor in Light Grey Oak.

Why Choose a 14×12 Summerhouse?
A 14×12 summerhouse has a nominal footprint of around 168 square feet, or approximately 15.6 square metres. In my experience, this puts you firmly in substantial garden-room territory because you have enough width and depth for proper furniture, storage, and more than one activity area. It can work particularly well as a spacious garden retreat, hobby room, studio, entertaining room or home office.
I recommend marking out the complete 14ft x 12ft footprint in your garden before ordering. Stand inside the marked area, position a few chairs or other items roughly where your furniture might go and consider which direction you want the doors and windows to face. Remember that 14×12 is a nominal description, so always use the exact measurements of the individual building when preparing your base.
What Can You Use a 14ft x 12ft Summer House For?
A 14ft x 12ft summer house gives you enough internal space to create genuinely separate areas. You might have sofas and chairs at one end with a desk, hobby table or storage at the other, or use the entire building as an art studio, craft room, entertaining area or substantial garden office.
The twelve-foot depth makes conventional sofas, tables and desks relatively easy to accommodate, while fourteen feet of length gives you useful uninterrupted wall space. If you already own important furniture or equipment, measure it before deciding on the final doors and windows.
Is a 12 x 14 Summerhouse the Same Size?
A 12 x 14 summerhouse will usually describe the same nominal 168-square-foot footprint as a 14 x 12 summerhouse, with the dimensions written in the opposite order. However, manufacturers can describe frontage and depth differently, so always check the detailed plan of the individual model rather than relying solely on the category description.
This becomes especially important where garden dimensions are tight. Confirm exactly which elevation is fourteen feet, which is twelve feet, and how much additional clearance you need for roof overhangs, fitting access, and future maintenance.

Having this choice is important because two 14ft x 12ft summer houses can occupy virtually the same amount of garden while offering very different construction and levels of comfort. The dimensions tell you how much space the building occupies; they do not tell you everything about what you are buying.
Platinum or Royal 14×12 Summerhouse?
Platinum is worth serious consideration if you want a higher specification, more choice over insulation or a building intended for more frequent use. Royal is aimed at customers wanting something much closer to a substantial fully insulated garden room.
I do not believe everyone should automatically buy the highest specification available. Someone wanting somewhere pleasant to sit during spring and summer has different requirements from somebody planning to work inside five days a week throughout the colder months.

Platinum 14×12 Summerhouses
The eight Platinum choices currently include the Fleet Apex, Odiham Pent, Highclere Apex, Kingclere Apex, Twyford Pent, Winchester Apex, Winchester Pent and Winchester Transverse. The Fleet Apex and Odiham Pent are fully insulated, while the Highclere, Kingclere, Twyford and Winchester designs shown offer full insulation as an option.
This makes Platinum particularly interesting if your summerhouse is going to become an office, studio or regularly used hobby room. I would compare the actual insulation, glazing, floors, roofs, doors and overall construction rather than assuming every Platinum building has the same specification.
Royal 14ft by 12ft Summer Houses and Garden Rooms
The four Royal choices in this size are the Bletchley, Buckingham, Denham and Marlow. These are fully insulated garden rooms and should be considered differently from a conventional seasonal summerhouse because the specification is intended for customers wanting greater comfort and more frequent use.
If regular use throughout more of the year is your priority, compare these Royal garden rooms with the fully insulated Platinum options. Choose the specification that suits how often and when you intend to use the building.
Insulation, Offices, Hobbies and Interior Areas
Should a 14×12 Summerhouse Be Insulated?
Whether insulation is worthwhile depends primarily on when and how you plan to use the building. If you’ll mainly use your summerhouse in spring and summer, a conventional timber specification may be perfectly adequate. If you intend to work, paint, craft or spend several hours inside during colder periods, insulation becomes much more valuable.
Insulation does not create heat; it slows heat transfer through the structure. Heating, glazing, ventilation and the construction of the walls, floor and roof also affect comfort. Can a 14ft x 12ft Summer House Be Used as a Garden Office?
Yes. At around 168 square feet, it gives you generous space for a proper garden office. Depending on the layout, you should have room for one or two substantial desks, office chairs, shelving, storage, and an additional seating or meeting area.
If the office will only be used occasionally during pleasant weather, a conventional summerhouse may be sufficient. For regular year-round work, I recommend insulation, glazing, heating, ventilation, electricity, lighting, and internet connectivity, along with the floor area.
A 14×12 Summerhouse for Hobbies, Crafts or a Studio
This is a particularly useful size for hobbies because you have enough floor and wall space for substantial equipment without everything having to compete for the same area. Artists might want large areas of natural light, while model makers, crafters or collectors may value workbenches, cupboards and uninterrupted wall space more.
That is why I recommend planning the interior before finalising the glazing. More windows aren’t automatically better if they occupy the exact wall where you wanted shelving or a workbench.
Can You Create Separate Areas Inside a 14×12 Summerhouse?
Yes. One advantage of approximately 168 square feet is the ability to create different zones without necessarily installing permanent internal walls. You might have a seating area, working area and storage within the same open room while still retaining useful circulation space.
Selected designs can also offer more substantial internal alterations or additional rooms. If you have a specific layout in mind, discuss it before ordering rather than trying to adapt a standard building afterwards.
Construction, Roofs, Bespoke Options and Storage
Why I Look Beyond the Photograph
After working with timber garden buildings since 1979, I know that photographs can make two summerhouses look far more similar than they really are. An attractive photograph tells you about style and appearance, but not everything about the timber, framing, floors, roofs, doors, windows, glazing and joinery.
I look at the whole construction. Good cladding needs suitable framing behind it, substantial doors depend on good joinery, and a solid floor needs adequate support. One impressive headline specification should never replace comparing how the complete building has actually been made.
Why Timber, Framing, Floors and Toughened Glass Matter
The applicable ranges use quality redwood timber, solid wooden floors and toughened glazing. These basic construction details interest me because they are part of the building you will rely on every time you use it, whereas many decorative accessories are optional.
I encourage customers to inspect the details that are difficult to appreciate online. Stand on the floor, operate the doors, examine the window joinery and look at the framing and roof construction where possible. Those practical details can tell you far more about quality than a photograph alone.
Apex, Pent or Transverse 14×12 Summerhouse?
The current ranges include apex, pent and transverse designs. Apex roofs provide the familiar traditional garden-building appearance, while pent roofs create a cleaner single-slope profile that suits more contemporary settings. A transverse arrangement offers another relationship between the roof, frontage and entrance.
I would choose partly on appearance but also on practical considerations. Consider where the building will sit, which direction you want to look while inside, surrounding fences and buildings, and whether the doors and windows leave suitable wall space for furniture.
Can a 14 x 12 Summerhouse Be Made Bespoke?
Yes. Bespoke alterations are available on selected models and can include changes to dimensions, doors, windows, height and layout. At this size, even small changes to door or window positions can make a considerable difference to how the finished room works.
If you already know where your sofa, desk, cupboards, table or hobby equipment will go, plan those positions first. We can then explain which buildings offer the flexibility needed to accommodate that arrangement.
Can a 14ft x 12ft Summer House Include Storage?
Selected designs can incorporate a separate shed or storage room. With approximately 168 square feet overall, there is enough space for a combination building to provide a worthwhile leisure or office area while retaining useful storage for garden equipment, bicycles, furniture or hobby materials.

Bases, Professional Fitting and Display Sites
A Large Summerhouse Needs the Right Base
One piece of advice I have repeated for decades is that a good building needs a good foundation. At around 168 square feet, a 14×12 summerhouse is a substantial structure, so I would certainly not compromise on the base. It should be firm, flat, level and appropriate for the exact building being installed.

Professional Fitting Included
Professional fitting or assembly is included with the applicable buildings shown on this page, subject to the individual summerhouse, delivery area, suitable access and the required prepared base. At this size, having experienced installers assemble the building removes a substantial job from the project.

See a Summerhouse Before You Buy
When I started in garden buildings in 1979, there was no internet, so customers naturally saw buildings before buying them. Online research is enormously useful today, but photographs still cannot properly demonstrate how solid a floor feels, the weight of a door, the quality of joinery or what 168 square feet actually feels like when you stand inside it.
That is why I continue to recommend visiting our Surrey garden building display site if practical. We cannot display every model in every size, but representative buildings let you compare construction, materials, finishes, and layouts before deciding what you want.
Over 45 Years of Summerhouse Experience
My Garden Building Experience Goes Back to 1979
I’m Robin Antill, founder of 1st Choice Leisure Buildings. I left school at 15 and started my own garden building business in 1979, trading as Marina Sheds. I was involved hands-on with making, selling and supplying timber garden buildings, and that practical background still influences how I assess the buildings we sell today.
I sold Marina Sheds in 1990, although unfortunately I did not receive all the money that was due to me from the sale. It was a difficult business lesson, but it did not end my involvement in the garden building industry.
From Marina Sheds to Titan Garden Buildings
By 1992 we had broadened the range beyond sheds to include summerhouses, garages, garden rooms and log cabins. Marina Sheds no longer properly described what we were doing, so this change of direction led to the name Titan Garden Buildings.
My son Craig joined me in 1992 after studying carpentry at Guildford College from 1990. His carpentry training added practical woodworking and timber-construction knowledge to the manufacturing, retailing and customer experience I had built up since 1979.
Why Craig and I Formed 1st Choice Leisure Buildings
We sold Titan Garden Buildings in 1998. In 2000, Craig and I decided to take a different approach. Rather than manufacture everything ourselves and be limited to our own products, we decided to retail carefully selected, quality garden buildings from other manufacturers. That led to the formation of 1st Choice Leisure Buildings.
I believe independence is important because different customers genuinely need different specifications. Someone wanting an attractive 14×12 summerhouse for relaxation should not automatically be sold the same building as somebody wanting a fully insulated garden office. Our role is to explain those differences clearly.

What More Than 45 Years Has Taught Me About Summerhouses
The first lesson is that dimensions alone do not define a garden building. Two 14ft x 12ft summer houses can occupy virtually the same amount of garden while differing considerably in timber, framing, floors, roofs, doors, glazing, insulation and overall construction.
The second is to buy according to the use you genuinely have in mind. There is no point paying for features you will rarely benefit from, but equally I would not buy a relatively straightforward seasonal summerhouse and expect it to perform exactly like a purpose-designed fully insulated garden room.
