16×12 Summerhouse – Fitted FREE
16ft x 12ft Summer Houses

Our 16×12 summerhouse range gives you around 192 sq ft of substantial garden space for relaxing, hobbies, entertaining or working from home. Choose from traditional, contemporary and fully insulated 16ft x 12ft summer houses, with professional fitting included on the applicable ranges shown. I’m Robin Antill, founder of 1st Choice Leisure Buildings, and I’ve worked with timber garden buildings since 1979. My advice is to compare the timber, framing, floor, roof, doors, glazing and insulation rather than photographs alone. You can also visit our Surrey display site to inspect full-size buildings before choosing.

Diamond or Platinum: The Simple Choice

Choose Diamond if you want a quality summerhouse primarily for relaxing, entertaining or hobbies, and your priorities are value, design choice and bespoke flexibility.

Choose Platinum if you expect to use your summerhouse more regularly and value pressure-treated construction, professional insulation options, larger sizes or the potential to create a more comfortable home office, studio or hobby room.

Neither range is automatically better. The right choice depends on how often you intend to use your summerhouse and whether the additional Platinum specification will provide a genuine benefit. If your building will mainly be enjoyed on pleasant days, Diamond may provide everything you need; if it will become a regularly used garden room, Platinum is worth the additional consideration.

Why Choose a 16×12 Summerhouse?

A 16×12 summerhouse has a nominal footprint of around 192 square feet, or approximately 17.8 square metres. This is a genuinely substantial garden-building size because it offers enough width and depth for proper furniture, storage, and more than one activity area. It can work as a spacious garden retreat, entertaining room, hobby room, studio or sizeable garden office rather than simply somewhere to sit on warm afternoons.

I recommend marking out the complete 16ft x 12ft footprint before ordering. Stand inside the marked area, place a few chairs or other items where your furniture might go and consider which direction you want the doors and windows to face. Remember that 16×12 is a nominal description, so always use the precise dimensions and required base size stated for the individual model you choose.

What Can You Use a 16ft x 12ft Summer House For?

A 16ft x 12ft summer house gives you enough space to create genuinely separate areas within the same room. You might have sofas and comfortable chairs at one end, with a desk, hobby table, workbench, or storage at the other, or use the entire building as an art studio, craft room, games room, or substantial home office.

The twelve-foot depth makes conventional furniture comparatively easy to accommodate, while the sixteen-foot length gives you plenty of usable wall space. If you already own large furniture or specialist equipment you intend to use, measure it before choosing the final doors and windows.

Is a 12 x 16 Summerhouse the Same Size?

A 12 x 16 summerhouse will normally describe the same nominal 192-square-foot footprint as a 16 x 12 summerhouse, with the dimensions written in the opposite order. Manufacturers do not always describe frontage and depth in the same sequence, however, so always check the detailed product drawing before preparing your garden.

Establish which elevation is sixteen feet, which is twelve feet and how much additional room is required for roof overhangs, professional fitting and future maintenance. This becomes particularly important with a building of this size because squeezing it tightly between boundaries can make installation and maintenance unnecessarily difficult.

The 16×12 Summer Houses Available on This Page

There are currently sixteen buildings to compare across our Diamond, Platinum and Royal ranges. The Diamond choices are the Ashington, Bolney Georgian, Keymer Contemporary and Washington Classic. The Platinum choices are the Fleet Apex, Odiham Pent, Kingclere Apex, Highclere Apex, Twyford Pent, Winchester Apex, Winchester Pent and Winchester Transverse. The Royal choices are the Bletchley, Buckingham, Denham and Marlow garden rooms.

This variety is important because two 16ft x 12ft summer houses can occupy virtually identical areas of your garden while being very different buildings. Dimensions tell you how much garden space they need; they do not tell you everything about timber, framing, insulation, glazing, floors, roofs or intended use.

Diamond, Platinum or Royal 16×12 Summerhouse?

I would normally begin with Diamond if you want an attractive, well-made timber summerhouse mainly for relaxing, hobbies and entertaining. Platinum is worth serious consideration if you want a higher specification, greater flexibility, or better insulation. Royal is aimed at customers wanting something much closer to a substantial fully insulated garden room.

I do not believe everybody should automatically buy the highest specification available. Somebody wanting a garden retreat for pleasant spring and summer days has different requirements from somebody planning to work inside five days a week through winter.

If you have not completely settled on this footprint, browse our complete summer houses range or compare other summer houses by size.

Diamond 16ft x 12ft Summer Houses

The four Diamond choices currently shown are the Ashington, Bolney Georgian, Keymer Contemporary and Washington Classic. They offer a mix of traditional and contemporary styles, plus colour paint finishes and bespoke options.

If your main requirement is somewhere attractive to relax, entertain friends, read or enjoy hobbies during pleasant weather, I would compare these carefully before automatically paying for insulation. Good value comes from choosing the specification you will actually benefit from rather than simply buying the highest specification available.

Platinum 16×12 Summerhouses

The Platinum range currently gives you eight choices: Fleet Apex, Odiham Pent, Kingclere Apex, Highclere Apex, Twyford Pent, Winchester Apex, Winchester Pent and Winchester Transverse. The Fleet Apex and Odiham Pent are fully insulated, while the other six Platinum designs currently offer full insulation as an option.

This makes Platinum particularly worth comparing if your summerhouse will become a regularly used garden office, studio or hobby room. Review each specification, because even buildings within the same range can differ in insulation, glazing, doors, roof style, and construction.

Royal 16ft by 12ft Summer Houses and Garden Rooms

The Royal choices currently shown are the fully insulated Bletchley, Buckingham, Denham and Marlow garden rooms. I regard these differently from a conventional seasonal summerhouse because their specification is intended for customers looking for something much closer to a genuine insulated extra room in the garden.

If regular use throughout colder parts of the year is a priority, compare these Royal garden rooms with the fully insulated Platinum Fleet and Odiham. If you mainly want somewhere attractive to enjoy during pleasant weather, however, a simpler specification may still be the more sensible purchase.

Should a 16×12 Summerhouse Be Insulated?

Whether insulation is worthwhile depends mainly on when and how you plan to use the building. For conventional spring and summer leisure use, a quality timber summerhouse may provide everything you need. If you intend to work, paint, craft or spend several hours inside during colder periods, insulation becomes considerably more useful.

Insulation does not create heat; it reduces the rate at which heat passes through the building. Heating, glazing, ventilation and the construction of the walls, floor and roof also affect comfort. If colder-weather use is important, compare our insulated summer houses and look at the complete specification rather than relying on the word “insulated” alone.

Can a 16ft x 12ft Summer House Be Used as a Garden Office?

Yes. At around 192 square feet, it gives you generous space for a substantial garden office. Depending on the layout, there should be room for one or more desks, office chairs, cupboards, shelving and potentially a separate meeting or seating area.

If you only expect occasional laptop use during pleasant weather, a conventional timber summerhouse may be sufficient. For regular year-round working, I would also consider insulation, glazing, heating, ventilation, electricity, lighting, and internet connectivity rather than choosing purely based on floor dimensions.

Can a 16×12 Summerhouse Be Used as a Studio or Hobby Room?

Yes, and this is one of the uses where the larger footprint can really become worthwhile. Artists, crafters, model makers and other hobbyists often need both working space and storage. Sixteen feet gives you considerable wall length for workbenches, desks and cupboards while the twelve-foot depth leaves useful room in front.

Think about natural light and storage before deciding on the glazing arrangement. More windows aren’t automatically better if they occupy the walls where you wanted shelving, tall cupboards, or specialist equipment.

Can You Create Separate Areas Inside a 16×12 Summerhouse?

Yes. At around 192 square feet, you can create separate zones without necessarily installing permanent partitions. You might have a comfortable seating area, a home-working zone and a hobby or storage area within the same open room while still retaining useful circulation space.

Selected buildings can also offer bespoke layouts, partitions or additional rooms. If you already know that you want a particular arrangement, discuss it before ordering rather than trying to adapt an unsuitable standard layout afterwards.

Why I Look Beyond the Photograph

After working with timber garden buildings since 1979, I know that two attractive photographs can hide considerable differences in construction. Photographs show style very well, but they cannot tell you everything about timber quality, framing, floors, roofs, doors, windows, glazing or joinery.

I look at the complete building. Good cladding needs suitable framing behind it, substantial doors depend on proper joinery, and a solid floor needs adequate support. No single headline measurement should replace comparing how the whole structure has actually been made.

Why Timber, Framing, Floors and Toughened Glass Matter

The applicable summerhouse ranges use quality timber construction, solid wooden floors and toughened glazing. These fundamental details interest me more than many decorative accessories because they contribute directly to what the building feels like and how it performs in everyday use.

I encourage customers to inspect the parts that can be difficult to appreciate online. Stand on the floor, open and close the doors, examine the window joinery and look at the framing and roof construction where possible. Those practical details often reveal far more than attractive photography alone.

Apex, Pent or Transverse 16×12 Summerhouse?

The current 16×12 range gives you apex, pent and transverse choices. Apex roofs provide the familiar traditional garden-building appearance, while pent roofs offer a cleaner single-slope profile that can work particularly well with contemporary homes. A transverse design creates another relationship between the roof, frontage and entrance.

I would choose partly according to appearance but also according to practicality. Consider surrounding buildings and fences, which direction you want to face when sitting inside and whether the door and window positions leave enough usable wall space for your furniture.

Can a 16 x 12 Summerhouse Be Made Bespoke?

Yes. Bespoke options are available on selected models and can include changes to dimensions, doors, windows, height, partitions and layout. With a building this large, the position of a door or window can make a considerable difference to how the finished room works.

If you already know where your sofa, desk, table, cupboards or hobby equipment will go, plan those positions first. We can then explain which buildings provide the flexibility needed to make the room work around your requirements.

Can a 16ft x 12ft Summer House Include Storage?

Yes. Selected designs can incorporate a separate shed or storage room. With approximately 192 square feet available, a combination building can provide a substantial leisure, hobby, or office area while still giving you a practical place for garden tools, bicycles, furniture, or equipment.

If integrated storage matters to you, compare our summer houses with shed storage. Decide how much room you genuinely need for each purpose before choosing the final layout.

A Large 16×12 Summerhouse Needs the Right Base

One piece of advice I have repeated throughout my working life is that even the best garden building needs the right foundation. A 16×12 summerhouse is a substantial structure and should stand on a firm, flat and level base suitable for the exact building being installed.

Do not prepare the foundation simply by measuring sixteen feet by twelve feet. First, obtain the manufacturer’s exact required dimensions. Our summer house base guide explains the main options, and our garden building services page explains additional support available.

Professional Fitting Included

The individual Diamond, Platinum and Royal products currently shown include free professional assembly or installation. At this size, having experienced installers erect the building removes a substantial part of the project, but suitable access and the correct prepared foundation remain essential.

If your garden has narrow passageways, steps, high walls, restricted turns or anything else which may affect delivery, please contact us before ordering. With a large building, resolving access issues in advance is especially important.

See a Summerhouse Before You Buy

When I started in garden buildings in 1979, there was no internet, so customers naturally inspected buildings before buying them. Online research makes comparisons far easier today, but photographs still cannot show you how solid a floor feels, how a door operates or what nearly 200 square feet of garden-room space actually feels like when you stand inside it.

That is why I continue to recommend visiting our Surrey garden building display site if practical. We cannot display every model in every size, but representative buildings let you compare materials, construction, doors, glazing, finishes, and overall quality before committing to your own building.

My Garden Building Experience Goes Back to 1979

I’m Robin Antill, founder of 1st Choice Leisure Buildings. I left school at 15 and started my own garden building business in 1979, trading as Marina Sheds. I was involved hands-on with making, selling and supplying timber garden buildings, and that practical background still influences the way I assess the buildings we offer today.

I sold Marina Sheds in 1990, although unfortunately I did not receive all the money that was due to me from the sale. It was a difficult business lesson, but it did not end my involvement with the garden building industry.

From Marina Sheds to Titan Garden Buildings

By 1992 we had expanded beyond traditional sheds and added summerhouses, garages, garden rooms and log cabins. Marina Sheds no longer properly described what we were doing, so that broader direction led to the name Titan Garden Buildings.

My son Craig joined me in 1992 after studying carpentry at Guildford College from 1990. His carpentry training brought additional practical woodworking and timber-construction knowledge to the business, alongside the experience I had already gained from manufacturing, retailing, and dealing directly with customers.

Why Craig and I Formed 1st Choice Leisure Buildings

We sold Titan Garden Buildings in 1998. In 2000, Craig and I decided to take a different direction. Rather than manufacture everything ourselves and naturally be restricted to our own products, we decided to retail carefully selected quality garden buildings from different manufacturers. That decision led to the formation of 1st Choice Leisure Buildings.

I still believe that independence matters because different customers genuinely need different specifications. Somebody wanting a traditional 16×12 summerhouse for relaxation does not necessarily need the same building as somebody creating a fully insulated garden office or studio. Our role is to explain those differences rather than automatically sell the highest specification.

Craig now runs the day-to-day business, and I am there to support him and the team whenever required. You can read more about my background, Craig and how the business developed on our About 1st Choice Leisure Buildings page.

What More Than 45 Years Has Taught Me About Summerhouses

The first lesson is that dimensions alone do not define a garden building. Two 16ft x 12ft summer houses can occupy almost the same amount of garden while differing considerably in timber, framing, floors, roofs, doors, glazing, insulation and overall construction.

The second lesson is to buy according to how you genuinely intend to use the building. There is no benefit in paying for features you will rarely use. Similarly, I would not choose a straightforward seasonal summerhouse if I already knew I wanted a regularly used office, studio, or hobby room during colder weather.

Frequently Asked Questions About 16×12 Summerhouses

How big is a 16×12 summerhouse?

A nominal 16×12 summerhouse provides around 192 square feet of floor footprint, equivalent to approximately 17.8 square metres. Exact internal, external and required base measurements vary between models, so always use the manufacturer’s detailed dimensions when preparing your garden.

Is a 16ft x 12ft summer house a good size?

For customers wanting a substantial garden room, it can be an excellent size. Sixteen feet provides generous wall space while the twelve-foot depth gives you considerable freedom with furniture. It is large enough for entertaining, hobbies, a studio or a sizeable garden office.

Is a 12 x 16 summerhouse different from a 16 x 12 summerhouse?

Usually the two descriptions refer to the same nominal 192-square-foot footprint with the measurements reversed. Manufacturers may describe frontage and depth differently, however, so always check the individual plans and precise measurements before preparing the foundation.

What can I fit inside a 16ft by 12ft summer house?

The exact arrangement depends on the doors, windows and furniture. Still, this size normally provides room for substantial seating, dining or hobby tables, one or more desks, shelving, cupboards and specialist equipment. Its proportions also make it practical to create several distinct areas within one room.

Can I get a fully insulated 16×12 summerhouse?

Yes. The current selection includes the fully insulated Platinum Fleet Apex and Odiham Pent, along with the fully insulated Royal Bletchley, Buckingham, Denham, and Marlow garden rooms. The other six Platinum designs currently offer full insulation as an option.

Can I use a 16×12 summerhouse throughout the year?

That depends on its specification and how it is equipped. A suitably insulated building, combined with appropriate heating, glazing, and ventilation, can be considerably more comfortable during colder periods than a conventional seasonal summerhouse. Choose the construction based on when and how often you intend to use it.

Can I use a 16×12 summerhouse as a home office?

Yes. Approximately 192 square feet provides generous room for one or more desks, office chairs, shelving and storage, with potential space for meetings or additional seating. If it will be a regular year-round workplace, also consider insulation, glazing, heating, ventilation, electricity and internet connectivity.

Can a 16×12 summerhouse be made bespoke?

Selected models offer bespoke options which may include changes to dimensions, doors, windows, height, partitions and layout. If the standard design is nearly right but a door or window interferes with your intended furniture position, ask us what can be changed before ordering.

Can a 16ft x 12ft summer house include storage?

Yes. Selected designs can incorporate a separate shed or storage room. At this size, a combination building can provide a substantial leisure, office or hobby area while retaining practical storage for garden tools, furniture, bicycles or equipment.

Does a 16×12 summerhouse need a base?

Yes. A suitable firm, flat and level foundation is essential, particularly for a building of this size. Do not assume that the required base should measure exactly sixteen feet by twelve feet; obtain the precise dimensions specified for your chosen building before starting foundation work.

Do I need planning permission for a 16×12 summerhouse?

Many domestic summerhouses can fall within permitted development rights, but this depends on factors including the property, overall building height, position in the garden, proximity to boundaries, garden coverage and intended use. The 16×12 footprint alone does not determine whether permission is required. Read our summerhouse planning permission guide and check with your local planning authority where appropriate.

Is fitting included with these 16×12 summer houses?

The individual Diamond, Platinum and Royal products currently shown include free professional assembly or installation, subject to the particular building, applicable delivery area, suitable site access and the correct prepared base. Always check the individual product information for the exact conditions applying to your chosen summerhouse.

My Advice Before Buying Your 16×12 Summerhouse

After working with timber garden buildings since 1979, my advice is straightforward: decide how you genuinely intend to use the building, mark the 16ft x 12ft footprint out in your garden, plan your furniture and door positions, compare the actual construction and choose the insulation specification appropriate to your needs. A 16×12 summerhouse gives you a substantial amount of usable space, but good planning is still essential.

Craig, the team and I are here to explain the differences rather than automatically steer you towards the most expensive building. Tell us what you want from your summerhouse, and we can help you compare Diamond, Platinum and Royal choices, insulation, bespoke layouts, storage, bases and professional fitting.
