A 4m x 4m garden room gives you a generous square space for working from home, hobbies, exercise or relaxing. A true 4m x 4m footprint is around 16 square metres, providing enough room for a spacious one-person office, practical two-person workspace or a flexible room combining desks, storage and seating.
I’m Robin Antill, founder of 1st Choice Leisure Buildings, and I’ve worked with garden buildings since starting Marina Sheds in 1979. Together with my son Craig, who studied carpentry at Guildford College, we use that experience to help customers compare construction, insulation, glazing and value rather than choosing from photographs alone.

For one person, a 4m x 4m garden office provides a generous amount of working space. A true 4m x 4m footprint covers around 16 square metres, giving you room for a substantial desk, office chair, computer equipment and useful storage while still leaving space for additional seating or another activity.
The finished internal space will be smaller than the external footprint because of framing, insulation and internal lining. Also remember that not every building in this category measures exactly 4m x 4m, so always check the individual product dimensions before buying furniture or preparing the base.
Yes. A 4m x 4m office can provide a very practical two-person workspace when desks and storage are planned sensibly. The square proportions give you several possible layouts, with workstations on separate walls, side by side, or facing different directions.
Think about movement as well as furniture. Allow enough room for office chairs, shelving, filing, printers and clear access through the room. Door and window positions can make a considerable difference, so plan the furniture before finalising the building layout.
One of the main advantages of a 4m x 4m garden room is the balanced square footprint. Furniture can be arranged around several walls rather than fitting everything along one long side, giving you more freedom when planning desks, cupboards, shelving, or seating.
The square proportions also make the room adaptable. A home office today could later become an art studio, gym, games room, hobby space, or comfortable garden retreat without the building’s shape restricting how it’s used.
If you intend to use the room regularly throughout the year, I would give serious consideration to insulation. However, I would never choose a building simply because the word “insulated” appears in its description. Compare what is included in the walls, floor and roof together with the doors, glazing and internal finish.
The current 4m x 4m category is focused on Platinum garden rooms. Fleet and Odiham are supplied fully lined and insulated with double-glazed doors and windows, while Winchester, Kingclere and Highclere offer different insulation and specification options. You can compare the wider choices on our insulated garden rooms and offices page.
I’m Robin Antill, founder of 1st Choice Leisure Buildings. I left school at 15 and started my own garden building business in 1979, trading as Marina Sheds. Those early years gave me first-hand experience of making, selling and supplying timber garden buildings and taught me to look closely at construction rather than simply judging a building by appearance.
I sold Marina Sheds in 1990, although unfortunately I did not receive all the money I was due from the sale. It was a difficult lesson in business, but it did not end my involvement with garden buildings.
By 1992 we had expanded beyond traditional sheds to include summerhouses, garages, garden rooms and log cabins, and that wider direction led to the name Titan Garden Buildings. My son Craig joined me in 1992 after studying carpentry at Guildford College from 1990, bringing his practical carpentry knowledge into the family business.
We sold Titan Garden Buildings in 1998 and in 2000 formed 1st Choice Leisure Buildings. Rather than being restricted to one manufacturer’s products, Craig and I wanted to use our experience to select quality garden buildings from different manufacturers and give customers a genuine choice. Craig now runs the day-to-day business, and I continue to support him and the team whenever required. You can read more about 1st Choice Leisure Buildings and our history.
After working with garden buildings since 1979, I’ve learnt that two garden rooms with a similar footprint can look almost identical online while being quite different when you compare the framing, cladding, flooring, roof, doors, glazing, insulation and internal finish.
I don’t believe the cheapest garden room is automatically the best value, and the most expensive is not automatically the right choice either. Decide how often you will use the room and what you need it to do, then choose the construction and specification that genuinely suit those requirements.
The current 4m x 4m category contains Platinum Fleet, Odiham, Winchester Apex, Winchester Pent, Winchester Transverse, Kingclere and Highclere garden rooms. They should not be treated as seven versions of the same building because the available dimensions, insulation, roof styles and customisation options differ between ranges.
If getting particularly close to an exact 4m x 4m footprint matters, tell us before ordering. Some ranges offer greater flexibility over dimensions than others, and you should always confirm the exact external size before arranging the base.
A true 4m x 4m footprint provides around 16 square metres compared with around 12 square metres for a 4m x 3m room. The additional four square metres can make a noticeable difference if you want two workstations, more storage or separate working and seating areas.
If you only need a comfortable one-person office or want to preserve more garden space, a 4m x 3m garden room or office may already provide everything you need.
A true 5m x 4m footprint provides around 20 square metres compared with approximately 16 square metres for 4m x 4m. That additional length can be useful for larger workstations, a meeting area, more generous seating or clearer separation between different uses.
You can compare our 5m x 4m garden rooms and offices if you think the additional space would be genuinely useful.
Selected bespoke garden room ranges can incorporate an additional storage area or separate room. This can be useful if you want garden tools, bicycles, or equipment kept away from a clean office, studio, or leisure space.
If separate storage is important, discuss it before ordering so the overall dimensions, internal division, doors and windows can be planned around both uses rather than trying to adapt the room afterwards.
A garden room needs a firm, flat and level foundation suitable for the particular building. Do not build the base based on the nominal 4m x 4m category description alone, because exact external dimensions vary between models and manufacturers. Always use the precise dimensions for the building you actually order.
Our garden room base guide explains concrete, paving slab and timber subframe options and why getting the foundation right is important.
Even after more than four decades around garden buildings, I still recommend seeing them in person whenever practical. Photographs cannot fully show how substantial the floor feels, how doors and windows operate or how different construction specifications compare when you stand inside the buildings.
You can visit our Surrey display site at Sutton Green Garden Centre, Whitmoor Lane, Sutton Green, Guildford, GU4 7QA to compare representative garden rooms and offices. We cannot display every model and size, so please get in touch with us before making a special journey if there is a particular garden room you want to inspect.
A true 4m x 4m footprint covers approximately 16 square metres and is roughly equivalent to 13ft x 13ft. Exact external and internal dimensions vary by model, so always check the product specification before ordering.
No. The 4m x 4m description is a useful metric category covering buildings available in or close to that footprint. Exact dimensions vary by range, so use the individual building specification when planning the base and furniture.
Yes. A 4m x 4m garden office can provide a practical, comfortable two-person workspace with room for two desks, chairs, and storage, depending on the exact internal dimensions and furniture layout.
Yes. The current category includes fully insulated Fleet and Odiham models, as well as other Platinum ranges with insulation options. Compare the exact wall, floor, roof, door, and glazing specifications of the individual model before ordering.
Yes, depending on the range. Options can include dimensions, doors, windows, glazing, insulation and colour finishes. Winchester is particularly useful when you need greater bespoke flexibility, while the other Platinum ranges offer their own combinations of sizes and options.
Yes. The square proportions and approximately 16 square metres of nominal floor area make this size suitable for studios, gyms, games rooms, hobbies, leisure space or a combination of working and relaxing areas.
