Diamond or Platinum: The Simple Choice
Choose Diamond if you want a quality summerhouse primarily for relaxing, entertaining or hobbies, and your priorities are value, design choice and bespoke flexibility.
Choose Platinum if you expect to use your summerhouse more regularly and value pressure-treated construction, professional insulation options, larger sizes or the potential to create a more comfortable home office, studio or hobby room.
Neither range is automatically better. The right choice depends on how often you intend to use your summerhouse and whether the additional Platinum specification will provide a genuine benefit. If your building will mainly be enjoyed on pleasant days, Diamond may provide everything you need; if it will become a regularly used garden room, Platinum is worth the additional consideration.
Why Choose a 12×10 Summerhouse?
A 12×10 summerhouse has a nominal footprint of around 120 square feet, or approximately 11.1 square metres. This is a particularly useful size because it provides enough room for substantial furniture and more than one activity without automatically moving into the footprint of a very large garden room. You could create a comfortable seating area, garden office, studio or hobby space while retaining room to move around.
I recommend marking out the full 12ft by 10ft footprint before ordering. Stand inside the marked area, consider where your furniture might go, and decide which direction you want the doors and windows to face. Remember that 12×10 is a nominal description, so always use the exact dimensions of the individual model when preparing your base or checking available space.
What Can You Use a 12ft x 10ft Summer House For?
A 12ft x 10ft summer house is large enough to create genuinely separate areas within one room. You might place a sofa and chairs at one end with a desk or hobby table at the other, use it as an art or craft studio, create a substantial home office or have a spacious garden room for entertaining family and friends.
The ten-foot depth gives you considerably more flexibility with furniture than a narrower summerhouse. If you already own a sofa, desk, table or other large item you intend to use, measure it before ordering and think carefully about how the door and window positions affect your usable wall space.
Is a 10 x 12 Summerhouse the Same Size?
A 10 x 12 summerhouse will normally refer to the same nominal 120-square-foot footprint as a 12 x 10 summerhouse, with the dimensions stated in the opposite order. However, manufacturers do not always describe frontage and depth in the same sequence. Check the individual product drawing carefully so you know which side of your chosen building is twelve feet and which is ten feet before preparing the site.
Diamond, Platinum or Royal 12×10 Summerhouse?
One advantage of choosing this size is that you have a wide range of specifications to compare. The current 12×10 selection includes Diamond timber summerhouses, higher-specification Platinum buildings and fully insulated Royal garden rooms. They occupy a broadly similar nominal footprint, but they are intended for different uses and should not be judged by price alone.
I would normally consider Diamond first when you want an attractive quality timber summerhouse primarily for relaxation, hobbies and conventional leisure use. Platinum is worth looking at when you want a more substantial specification, greater flexibility or insulation. Royal is designed for customers looking for something much closer to a fully insulated extra room in the garden.

Which Diamond 12 x 10 Summer Houses Are Available?
The current Diamond choices in this size include the Ashington, Bolney Georgian, Keymer Contemporary and Washington Classic. These offer a mix of traditional and contemporary styles, plus coloured paint and bespoke options on applicable models.
For conventional summerhouse use, consider these points before assuming you need insulation. If the building will mainly be somewhere attractive to relax, read, entertain friends or pursue hobbies during pleasant weather, a well-made timber summerhouse can provide exactly what you need without paying for features you may rarely use.
Which Platinum 12×10 Summerhouses Can I Choose?
The Platinum range currently gives you eight 12×10 choices: Fleet Apex, Odiham Pent, Kingclere Apex, Highclere Apex, Twyford Pent, Winchester Apex, Winchester Pent and Winchester Transverse. The Fleet Apex and Odiham Pent are fully insulated, while several of the other Platinum designs can be ordered with a full insulation option.
This makes Platinum particularly worth considering if the building is going to be used as a home office, studio, substantial hobby room, or somewhere you expect to spend longer periods during cooler weather. Always compare the complete individual specification because even within one range there can be important differences.
What About a Royal 12ft by 10ft Summer House?
The current 12ft by 10ft selection also includes the fully insulated Royal Bletchley, Buckingham, Denham and Marlow garden rooms. These are a different proposition from a conventional seasonal summerhouse because they are intended to provide something substantially closer to a proper insulated room in the garden.
If regular use throughout the year is your priority, compare the Royal models with the fully insulated Platinum choices. There is no advantage in paying for more specification than you need. Still, I also wouldn’t recommend buying a conventional summerhouse and expecting it to perform the same way as a building designed from the outset for year-round comfort.
Should a 12×10 Summerhouse Be Insulated?
Whether insulation is worthwhile depends mainly on when and how you plan to use the building. For relaxing during spring and summer, a conventional timber summerhouse may be perfectly suitable. If you expect to work, paint, craft or spend several hours inside during colder periods, insulation becomes far more important.
Insulation does not create warmth; it reduces the rate at which heat passes through the building. Heating, glazing, ventilation and the construction of the floor and roof also affect comfort. If regular extended-season or year-round use is important, compare our insulated summer houses and look carefully at the complete specification.
Can a 12ft x 10ft Summer House Be Used as a Garden Office?
Yes. Around 120 square feet gives you enough room for a substantial garden office, with space for a proper desk, office chair, shelving and storage and potentially an additional chair or small meeting area. Depending on the layout, a 12×10 building can also accommodate more than one workstation.
If you will only use the office occasionally during pleasant weather, a conventional summerhouse may be adequate. For regular working throughout the year, I would pay particular attention to insulation, glazing, heating, ventilation, electricity, lighting and internet connectivity rather than choosing purely on floor area.
Could a 12×10 Summerhouse Be a Hobby Room or Studio?
Yes, and this is one of the uses where the extra floor area becomes particularly worthwhile. Artists, model makers, crafters and other hobbyists often need both working space and storage. A twelve-foot wall can accommodate workbenches, desks or shelving while the ten-foot depth leaves useful space in front rather than creating a narrow corridor effect.
If natural light is important, think about window positions before ordering. If wall-mounted shelves or tall storage cupboards matter more, you may prefer fewer windows on one side. Selected bespoke buildings let you adapt door and window positions to your intended layout.
Why I Look Beyond the Photograph
After working with garden buildings since 1979, I know that two attractive-looking summerhouses can be surprisingly different when you inspect their construction. Photographs help you judge style, but I look at the timber, cladding, framing, floor, roof, doors, windows, glazing, and joinery before getting carried away by decorative extras.
No single specification tells you everything either. Thick cladding requires suitable framing behind it, substantial doors depend on decent joinery, and a solid timber floor needs adequate support beneath it. I recommend comparing the complete construction rather than assuming that one headline measurement automatically makes one 12×10 summerhouse better than another.
Redwood Timber, Framing, Floors and Toughened Glass
The applicable summerhouses within our main ranges use quality redwood timber, substantial framing, solid timber floors and toughened glazing. I regard these fundamental construction details as more important than many optional accessories because they form part of the building you will use every day.
Look beyond the front elevation. Inspect the floor, open and close the doors, examine the window joinery and look at the framing supporting the cladding. Those less glamorous details can tell you far more about a garden building than the colour it has been painted or how attractive the photography is.
Apex, Pent or Transverse 12×10 Summerhouse?
The current 12×10 choices include apex, pent and transverse designs. An apex roof gives the familiar, traditional garden-building appearance, while a pent roof can create a cleaner, contemporary look. A transverse arrangement changes the relationship between the roof, frontage and entrance and may fit a particular garden layout better.
I would choose roof style partly on appearance but also on practicality. Consider where the summerhouse will stand, what you will see when sitting inside, surrounding fences and buildings, and how the position of the doors and windows affects your furniture layout.
Can a 12 x 10 Summerhouse Be Made Bespoke?
Yes. Bespoke alterations are available on selected models, particularly within the Diamond range. Depending on the building, possible changes can include dimensions, height, the number and position of windows and the position of the doors.
I suggest planning your furniture before requesting changes. Moving a window or door can make a bigger difference to the usefulness of your new summerhouse than adding another accessory. Can a 12ft by 10ft Summer House Include Storage?

One piece of advice I have repeated throughout my working life is that a good garden building needs a good base. A 12×10 summerhouse should stand on a firm, flat and level foundation designed for the exact building being installed. An unsuitable or uneven base can prevent the building from sitting correctly and may affect the operation of doors and windows.
Do not prepare the foundation simply by measuring twelve feet by ten feet. First, obtain the precise manufacturer-required base dimensions for the model you are buying. See a Summer House Before You Buy
When I started in 1979, there was no internet, so customers naturally inspected buildings in person before placing an order. Online research makes comparing summerhouses much easier today, but seeing representative buildings first-hand is one of the best ways to judge what you are buying.

My Garden Building Experience Goes Back to 1979
I’m Robin Antill, founder of 1st Choice Leisure Buildings. I left school at 15 and started my first garden building business in 1979, trading as Marina Sheds. In those early years I became involved hands-on with making, selling and supplying timber buildings, and that practical background continues to influence the way I assess garden buildings today.
I sold Marina Sheds in 1990, although unfortunately I did not receive all the money that was due to me from the sale. It was a difficult business lesson, but it did not end my involvement with garden buildings.
From Marina Sheds to Titan Garden Buildings
By 1992 we had broadened the range beyond sheds to include summerhouses, garages, garden rooms and log cabins. That change of direction meant a new name, Titan Garden Buildings. My son Craig joined me in 1992 after studying carpentry at Guildford College from 1990, bringing his own practical knowledge of timber and woodworking into the business.
Craig’s carpentry training worked well alongside the experience I had gained from manufacturing, retailing and dealing directly with customers. It strengthened a principle that still guides us: two garden buildings can look remarkably similar in photographs while being very different when you examine their framing, timber, floors, roofs, doors, glazing and overall construction.
Why We Formed 1st Choice Leisure Buildings
We sold Titan Garden Buildings in 1998. In 2000, Craig and I decided that rather than manufacture everything ourselves and therefore be restricted to our own range, we would retail carefully selected quality garden buildings from other manufacturers. That decision led to the formation of 1st Choice Leisure Buildings.
Independence is important because different customers need different specifications. Someone wanting an attractive 12×10 summerhouse for summer relaxation does not necessarily require the same building as somebody looking for a fully insulated garden office. What More Than 45 Years Has Taught Me About Summerhouses
The first lesson is that dimensions alone do not define a garden building. Two 12ft x 10ft summer houses can occupy approximately the same space in your garden but differ considerably in timber, framing, floors, roofs, doors, glazing, insulation and overall construction.
The second is to buy the specification appropriate to what you genuinely intend to do. There is no point paying for features you will never use, but buying a relatively straightforward seasonal summerhouse and expecting it to perform like a purpose-designed insulated garden room is equally unwise.
