WALLS
A sturdy joinery-grade framework with a total finished dimension of 85mm x 34mm provides the strong skeletal structure at the heart of the wall structure. This is screwed together and the exterior protected against the elements by way of a VPL vapour barrier and an external cladding of your choice:
• LP Strongcore resin and engineered wood composite cladding (painted externally in a colour from the Tikkurila Opaque paint system range)
• 19mm (15mm finished) Pressure treated T&G Shiplap
• 22mm (20mm finished) Pressure treated T&G Loglap
We sandwich the revolutionary Superquilt multifoil insulation between the wall framing to create an insulation barrier with superior performance before cladding the interior with 16mm (12mm finished) thick horizontal T&G pine matchboarding for a warm soft appearance. We can clad vertically upon request for a small additional sum.
FLOOR
19mm (15mm finished) pressure treated T&G floor boards set on a 70mm x 34mm enclosed floor frame and joists. For insulation purposes we insulate between the floor joists with Celotex/Kingpan foil-backed PIR insulation. There is an option to specify 22mm (20mm finished) T&G floor boards in lieu and you can even specify laminate flooring in a selection of colours from the Howdens Professional V Groove range if desired (see colour options below).
ROOF
All roofs are constructed using the principles of a ‘warm deck’ roof system to maximise space within the building using Celotex/Kingspan foil-backed PIR insulation laid atop the roof deck. Pent roof buildings benefit from being covered with the market leading Firestone RubberCover EPDM rubber roof membrane which is glued to the roof deck with a special adhesive. The roof covering is designed to last the entire lifespan of the building. Apex roof buildings come with long-lasting decorative felt tiles (in a choice of green, red or black) specified as standard with an option for Onduvilla (a traditional clay-tile effect), Tapco (a classic slate effect roof tile) or a warm natural cedar shingle roof
GUTTERING
Black PVC gutters and downpipes are fitted as standard in order to harvest the #rainwater run-off whilst protecting the building.
HEIGHTS
Our standard design would see a very generous clear internal height. Please note that all dimensions quoted are indicative/nominal and that these may vary depending upon building design and roof covering:
Pent models:
Low wall height: Internally 2.12m (7’) Externally 2.21m (7’ 3”)
High wall height: Internally 2.25m (7’ 5”) Externally (to top of roof canopy) 2.49m (8’ 2”).
Apex models:
These buildings are made to order but a typical configuration might see the following dimensions used:
Low wall height: Internally 2.12m (7’) Externally 2.21m (7’ 3”)
Ridge height: Internally 2.25m (7’ 5”) Externally 2.80m (9’ 2”)
DOORS & WINDOWS
We fit all buildings with high specification PVCu doors and windows as standard. These are similar to those fitted in modern residential properties and features include multi chamber frame profiles, draught excluders and a high standard of ironmongery. All glass within the doors and windows are 28mm sealed units and there is a wide range of colours available (see below) at no extra cost.
ALL YEAR ROUND USE
With the highest specification throughout this is truly a year-round building which will be every bit as comfortable as your home itself. The double glazed windows and the high grade insulation throughout the building ensure that your investment is warm in winter and cool in the summer.

- Are Garden Offices Better Than In-home Office Spaces? If you need a dedicated space to support your WFH lifestyle, deciding between in-house or garden structures is a personal choice. Still, the self-contained nature of a garden office makes it easier to support a work-life balance. Likewise, you will avoid facing the same distractions as working in a busy household or losing a guest room for the office transformation.
- Can I Run A Business From A Garden Office?Running a business from a garden office is viable for many entrepreneurs. With the advancement of technology, remote work is increasingly feasible, making a garden office a practical space to conduct business operations. The key advantages include cost savings, a peaceful work environment, and the opportunity to separate work life from home life. However, it is essential to consider factors such as internet connectivity, utility access, and local regulations before setting up a garden office for business purposes. With careful planning and consideration, running a business from a garden office can be a successful and efficient choice for many entrepreneurs.
- Can Neighbours Object To A Garden Room?Neighbours can object to a garden room if it breaches planning regulations, impacts their privacy, or causes excessive noise or disruption. To avoid potential objections and conflicts in the future, it is advisable to consult with neighbours and local authorities before proceeding with the construction. Prior communication and adherence to relevant guidelines can help mitigate objections from neighbours regarding any installation on your property.
- How Big Can A Garden Room Be Without Planning Permission? In the UK, a garden room can be up to 50% of the total land area surrounding the original property without requiring planning permission. This means that if you have a 100-square-metre garden, your building can be up to 50 square metres to be considered permissible under the permitted development rules. It's important to note that this percentage may vary depending on specific local regulations, so it's advisable to consult with your local planning authority before proceeding with construction.
- How Long Will My Garden Room Office LastThe longevity of a building depends on various factors such as the quality of materials used, the construction process, and the level of maintenance. Typically, a well-constructed and well-maintained garden building can last for several decades. Choosing durable materials and ensuring proper installation can contribute to the longevity of the structure. Additionally, regular inspections and timely repairs can help prolong the lifespan.
- Is It Worth Building A Garden Office?Building a garden office can significantly enhance your productivity and work-life balance. By creating a separate workspace away from the distractions of your home, you can focus better and achieve more in less time. A garden office adds value to your property and provides a peaceful environment for meetings or creative thinking. With the rise of remote work, investing in a garden office can be an intelligent decision for long-term flexibility and convenience.
- What Are The Building Rules For A Garden Room? When building a garden room, ensure compliance with local regulations regarding size, height, distance from property lines, and applicable permits. Consider the impact on neighbours and the environment, adhering to any restrictions. Use quality materials and construction methods to ensure durability and safety. Seek professional advice, if needed, to guarantee compliance with relevant planning restrictions and avoid potential issues in the future.
- What is a Garden Room?
A garden room is a standalone structure designed to be positioned in a residential garden. It provides additional living or storage space that seamlessly blends the indoors with the outdoors.
A garden room is versatile, providing plenty of options for how you'd like to use the space.
Whether you need a home office, a gym, a games room or a tranquil retreat, a garden room offers a stylish and functional extension of your home.
At 1st Choice Leisure Buildings, we can build and install garden rooms for you that are crafted with premium materials, insulated for year-round comfort, and customised to meet your specific functional and aesthetic needs.
- Why Should I Buy A Ready Insulated Garden Room or OfficeInsulating a building involves installing insulation materials in the walls, floor, and roof to regulate temperature and create a comfortable environment. Common insulation materials include fibreglass, mineral wool, and rigid foam boards. It is important to seal any gaps or cracks to prevent heat loss and ensure the insulation is effective. Additionally, using double-glazed windows and insulated doors can further enhance energy efficiency. Proper insulation not only helps to maintain a consistent temperature but also minimises energy costs. 1st Choice's Platinum Fleet and Odiham buildings as well as all the Regent and Royal buildings are fully insulated as standard.
